Analysis of factors affecting Resort real estate legislation

Abstract

In recent years, resort real estate in Vietnam has developed strongly. However, such aggressive development leads to many hidden risks. Therefore, the identification of factors affecting the legality of resort real estate in Vietnam is necessary and has great practical significance. This study was conducted in 2 phases. In phase 1, 31 factors are required to assess the level of legal impact on resort real estate management, investment and business activities, based on the collection from 155 managers, investors and business units with many years of experience in the field of resort real estate through 05 main groups of factors (i) legal; (ii) contracts; (iii) markets; (iv) location; (v) the Investor. Analyzing the average value to assess impact, then verify the reliability of Cronbach's Alpha scale, as well as factor of exploring EFA in order to make the factors in short and identify 21 factors that affect resort real estate project legality. In phase 2, to assess the feasibility and effectiveness of factors affecting the legality of resort real estate projects, conduct a survey according to the scale of Likert 05 levels, conduct further interviews with 20 experts at resort real estate business projects in Ba Ria – Vung Tau province and Binh Thuan province, Then analyze the average value of feasibility and efficiency and integrate these 2 values, select which solutions have the largest average value (both good in feasibility and good in efficiency); The results found 10 solutions that affect the legality of resort real estate projects, thereby helping project investors, secondary investors, limit legal risks when investing in resor real estate business.
