Agricultural Land Transactions between Farm Households for Large-Scale Farm Development in Que Vo District - Bac Ninh Province

Abstract

Agricultural land transactions between farm households for the large-scale farm development have been occurred quite rigorously in Que Vo district, Bac Ninh province for recent years. The transfer and rent-in of land use rights as well as land exchanges were found to be the main types of land transactions between farm households in Que Vo. On average a farm owner had to carry out around 28 land transactions with different households, almost through oral agreements in order to accumulate land areas for establishing a large-scale farm.The land price largely depended on types of land transactions and land plot conditions. The major difficulties that the farm owners encountered with were found to be the implementation of too many of land transations, the risk of land use rights due to oral agreements (not legal contracts), and some other matters arised during farm operation. The improved procedures of land transactions, establishment of planning areas for large-scale farm development, identification of land trading demand, and reissuance of land use right after land transacted were implications for betrer land transaction for large-scale farm development in the coming time
