Evaluation indicators for real estate market and ability to apply in the context of Vietnam

Abstract

   The real estate market in Vietnam is in the process of development. It is difficult for market participants and regulators to know how the market to make right policy and business decisions. Although the Ministry of Construction has proposed experimental indicators for evaluation of the real estate market and has required 4 big cities including Hanoi, Ho Chi Minh city, Da Nang, Can Tho to publish the real estate price index from quarter 3, 2011. But, so far, only Hanoi has published apartment price index. One of the main reasons that there are many methods of determining evaluation indicators of the realestate market and the lack of unified determination. The calculation of these indicators requires comprehensive statistics while gathering information on real estate transactions in the market is very difficult. This paper focuses on the evaluation indicators of real estate market and the ability to apply them in the context of Vietnam.
